Fund I: The companies that came first.
Fund I was a 506(a) offering that raised $1M and closed in August 2024. The companies founded and operating under Fund I form the vertically integrated platform that now supports Fund II capital deployment.
FUND ONE RETURNS
Fund I investors have been receiving fixed annual returns since January 2023, escalating from 10% in year one to 12% by year five. Fund I was a separate 506(a) offering with different terms from Fund II.

Manages all construction and property improvement work across the portfolio. Value-add properties are improved by a team the GP directly controls, on the GP's timeline, to the standard the GP sets. No contractor relationship management. No subcontractor delays outside our visibility.

Connects capital with opportunity across the platform. Sources deal flow, manages business relationships, and ensures the fund's capital deployment pipeline stays active across both real estate and business ownership positions.

CLOSINGS
Completes Real Estate owner transfer transactions. The closing process does not depend on an outside firm's schedule, backlog, or priorities. From financing through construction through closing, every step of the transaction stays within the Wingfield platform.
